What We Learned From 3,921 Community Conversations
Over the past few weeks, something interesting happened.
We started looking more closely at what our community talks about every day.
Not headlines.
Not media commentary.
Not social media noise.
Just real conversations between real property owners.
On 20 May, APOA officially began testing the Community Intelligence Project, an initiative designed to capture useful knowledge from our WeChat groups and gradually build a knowledge base for Chinese property owners across Australia.
In just 12 days, we reviewed:
📌 9 community groups
📌 3,921 chat messages
📌 Hundreds of active contributors
📌 Dozens of valuable topics worth preserving
For a project that only recently started, the response has exceeded all expectations.
Community Star of the Month
One of the best parts of this project has been discovering how much knowledge already exists inside our community.

What Was Everyone Talking About?
#1 Tax Reform
No surprise here.
Topics including:
• CGT
• Negative Gearing
• Tax Reform
dominated conversations throughout late May.
Many landlords are asking the same question:
“What should we do next?”
The discussion is no longer simply about buying property.
Increasingly, it is about managing assets, protecting wealth and planning for the future.
#2 Retirement & SMSF Planning
Perhaps the biggest surprise this month.
More and more members are discussing:
• Age Pension
• SMSF
• Retirement planning
• Asset structures
One member joked:
“We came here to talk about investment properties and somehow ended up studying retirement.”
There may be more truth in that than we realise.
#3 Property Maintenance
If someone had looked at our groups during May, they might have mistaken them for Australia’s largest online maintenance forum.
Popular topics included:
• Roof leaks
• Retaining walls
• Hot water systems
• Electrical issues
• Plumbing
• Building defects
Owning property is one thing.
Maintaining it is another.
Special Mention: Mice
Yes.
Mice made the leaderboard again.
Topics ranged from:
🐭 How to block entry points
🐭 Who is responsible
🐭 Best prevention methods
🐭 Whether cats are actually useful
The community eventually reached one conclusion:
Mice may have better property search skills than some real estate agents.

It was the number of people willing to help someone they had never met.
That generosity is what transforms a chat group into a community.
At APOA, we are not simply building another social group.
We are building a knowledge-sharing community where experience, practical advice and mutual support can benefit every property owner.
